What DIY Kits Do Well

DIY multi-parameter kits (like those from Varify, Safe Home, and similar brands) have improved significantly and can provide useful information for:

  • Screening before deciding whether a certified test is warranted
  • Seasonal spot-checks after flooding or wet weather events

What DIY Kits Cannot Do

  • Detect bacteria at health-relevant concentrations (most DIY bacteria tests are presence/absence only at a detection limit that may miss low-level contamination)
  • Detect arsenic, lead, nitrates, or VOCs at concentrations below their relatively high detection limits
  • Provide results accepted by mortgage lenders, health departments, or courts
  • Provide chain-of-custody documentation
  • Substitute for certified testing in any official transaction or regulatory context

⚠ The False Negative Risk

A DIY test that shows “pass” or “safe” for bacteria does not mean bacteria are absent—it means bacteria were not detected at the kit’s detection limit. A certified lab using EPA Method 9223B can detect coliform at concentrations that DIY kits may miss entirely. Do not use a DIY bacteria test as the basis for a health or safety decision.

Recommended Approach

The best practice for a private well owner:

  1. Annual certified lab test for bacteria, nitrates, and pH as the official record
  2. DIY multi-parameter kit 2–3 times per year for quick checks of pH, iron, hardness, and TDS between annual tests
  3. Certified test immediately after any flooding, contamination event, or unusual change in water quality
